There are a lot of reasons someone may be saying Help! I need to sell my house fast in Utah.

Option 1) Sell my house slow
You can hire a realtor who will go through your house with a fine toothed comb to try and assess the fair market value of your home as accurately as possible. Then you'll have a strategy session as to how much the house should be listed. High enough so you can get a good price, but low enough to attract as many buyers as possible to hopefully cause a bidding war.
You'll want to make the house as attractive as possible to potential bidders, so you'll need to spend some time and money in sprucing the place up. Often this means fresh paint, new appliances, refinishing wood flooring or new carpet, etc.
Then comes the showings. You'll have to keep your home at maximum cleanliness at all times and vacate on a moments notice when your realtor has someone to show it to. This lasts for weeks or months.
As bids start coming in, you'll need to consider each one of them. Often there is another realtor on the buyers side who will start the bidding low with certain requests like "install granite counter tops". These are all bargaining techniques to wear you down and it's just part of the process.
A few weeks or months later, after multiple negotiations, you'll strike a deal. But it's not over yet. The buyer likely will need to finance the purchase and the loan approval process begins. The buyer's lender will go over the buyer's circumstances and your property intricately to make sure it makes sense for them to loan such a large sum of money.
About a month later...IF...everything checks out, the lender will give final approval and you'll be all set to finalize your moving plans. You'll get paid (after 6% is taken by your realtor) and the ordeal is done.
I'm not cynically trying to paint an extremely grim picture here. In fact, realtor.com explains how the process usually takes 4 months. Realtors are good at what they do and they will likely get you more money than if you sell your house fast. I'm just illustrating that it's quite a process and it could leave you on the ground in fetal position at some points throughout.
Option 2) Sell my house fast
